stony brook children’s developmental and behavioral pediatrics tritec asset management completed the construction of the stony brook children’s developmental and behavioral pediatrics facility, located at 181 belle mead road in east setauket, ny. this project involved the comprehensive renovation of a former medical suite to create a modern, functional space designed to meet the specialized needs of children requiring developmental and behavioral care. project details: selective demolition: we began the project by carefully removing interior walls, hvac distribution lines, ceilings, millwork, flooring, and light fixtures within the existing medical suite, previously occupied by stony brook family medicine. space demising: the space was restructured by installing a demising wall to create two separate suites. this process included demising the hvac, plumbing, electrical, and gas systems to serve the newly created suite. suite construction: the new suite was constructed with attention to detail, ensuring the environment was both functional and welcoming. this included the installation of new wall partitions, a redesign of the fire sprinkler and fire alarm systems, and modifications to the hvac ductwork. interior finishes: to enhance the aesthetic and functionality of the space, we supplied and installed new ceilings, led light fixtures, flooring, millwork, paint, and wall coverings. design for special needs: the space was thoughtfully designed to accommodate children with special needs, ensuring a safe, comfortable, and supportive environment for both patients and their families.

new village at patchogue the new village mixed-use project brings the principles of smart growth and new urbanism to downtown patchogue.  an essential element of the new village development is to promote an active, pedestrian-friendly community. building off the existing character of main street, new village has reactivated the retail in patchogue. the vacancy rate in downtown patchogue hovered around 50% before the development of new village; today, that existing retail space is 95% leased, and patchogue is now home to 42 restaurants. new village has genuinely become a part of the community, hosting public outdoor concerts, farmers’ markets, festivals, and the taste of patchogue. distinctively designed, the development has embraced and enhances the context of the existing historic main street and the adjacent village landmarks: the patchogue bank and the 31 west main building. tritec acquired six parcels of land around a municipal parking lot. many of the buildings were uninhabitable and needed to be demolished. tritec saved and relocated a vacant carnegie library to another part of the village. the library was initially donated to the village of patchogue by andrew carnegie in 1906. although the library was not on the historic registry, the residents wanted to preserve village history. tritec had the building put on blocks, and driven two blocks away, to be put on a foundation and made into a youth center for the patchogue medford library. tritec works hard to preserve and maintain the culture of the community where we work. tritec building company was the construction manager for the entire new village project, including 31 west main street. the buildings are 4 and 5 stories high, and the construction is a wood frame over a concrete podium and structured parking. the entire development is home to 291 apartment homes, 45,000 sq.ft. of retail, and 17,000 sq.ft. of office space.  a study commissioned by the long island regional planning council conducted by 4ward planning showed that the revitalization of patchogue village from 2000 -2017 had created $693 million in total economic output. including new village, a total of 714 multi-family units were added to patchogue; their addition resulted in a more than $5 million surplus to the school district. awards 2008 smart growth award from vision long island2009 top mixed-use project awarded by long island business news2013 top mixed-use project in suffolk county awarded by long island business newstritec was named the 2014 developer of the year by the association for a better long island and the commercial industrial brokers society, due primarily to the success of this project.in 2019, the village of patchogue was named one of the great places in america by the american planning association.

the shipyard at port jeff harbor tritec developed and constructed 112 multifamily apartment homes in the village of port jefferson, long island, new york. the project, built on the site of an abandoned motel, is located two blocks from main street across the road from port jefferson harbor. the design of the project draws design inspiration from port jefferson’s maritime and shipbuilding roots and character from the surrounding structures. historic photos from the village archives can be found in amenity areas of the building, and the ceiling grid in the lobby has the same dimensions and timber thickness as the deck of the last ship built in port jefferson. the facility is three stories of residences above a parking garage. the 168 parking spaces below the building eliminated the sea of asphalt that defined the sight before construction. tritec made drastic improvements to a blighted mill creek that borders the property, restoring the waterway to serve as an amenity for the residents and the village. the shipyard development is incorporated into and promotes port jefferson’s active, pedestrian-friendly lifestyle. by creating walking connections to the village, the shipyard residents bolster the retail and entertainment venues in port jefferson all year round. eliminating the unused, dilapidated motel and replacing it with a vibrant apartment building to bring millions of dollars of disposable income into the village annually.

the wel apartments in lindenhurst tritec developed 260 residential units at 75 hoffman avenue in lindenhurst, long island, new york.  the new development, situated on a former industrial site, is located two blocks from wellwood avenue, the main thoroughfare in the village of lindenhurst, and across the street from lindenhurst train station. the location promotes both mass transit and enhances a walkable neighborhood. since the development process began, 17 new businesses have opened on wellwood and hoffman avenues. the wel draws design inspiration from the site’s existing industrial roots and character from the surrounding neighborhoods. the wel took its name from lindenhurst history, honoring founder thomas welwood whose last name is misspelled on the main thoroughfare. tritec incorporated arched windows into the design reminiscent of the windows formerly found in the lakeville building that previously occupied the site. artifacts salvaged during demolition, like the original cast iron door from the boiler, will also be a part of the interior design of the new facility.  the facility is 3 and 4 stories in height and has underground parking below a portion of the building. tritec made drastic improvements to the creek that bisects the site. the building and two bridges will span the waterway, restored to its natural state as an amenity for the residents. learn more about the wel at thewelapts.com.

north suffolk cardiology tritec is incredibly proud of the more than 20-year relationship with north suffolk cardiology. tritec completed the construction of the original north suffolk cardiology space in 2000.    north suffolk cardiology is the largest cardiology practice on the north shore of long island. the practice specializes in adult cardiovascular disease; preventing, diagnosing, and treating heart and vascular disorders through both non-invasive and invasive means. north suffolk cardiology offers a full spectrum of cardiovascular services, diagnostic testing, and the very latest treatments. their in-office services include: nuclear imaging echocardiography treadmill and echo stress testing vascular imaging holter monitoring and event recorders the expansion and renovation of 17,684 square feet of north suffolk cardiology’s office space was a multifaceted project designed to enhance patient care and accommodate advanced medical technologies. the project included the construction of several specialized rooms, including a state-of-the-art pet/ct scanner, cardiac rehabilitation facilities, patient consultation areas, and staff offices. the primary challenge was the renovation took place across three separate office suites, one occupied, forcing the team to execute the construction in a fully operational medical facility with minimal disruption to daily operations and patient care. the pet/ct scanner replaced an older pet machine in the lower of the building. the ge omni pet/ct, a new model with the latest features and technology, was the first of its kind installed on long island. installation required precise construction techniques to ensure compatibility with sensitive medical equipment and challenges associated with getting the equipment into the building. close collaboration between the construction team, north suffolk cardiology staff, and equipment manufacturers ensured that all aspects of the project were seamlessly integrated. the project was successfully completed within the stipulated timeline, with minimal impact on the daily operations of north suffolk cardiology. the newly renovated office space now boasts advanced facilities, including a cutting-edge pet/ct suite, offering an enhanced patient and staff experience. the north suffolk cardiology office expansion and renovation project is a testament to the effectiveness of strategic planning, innovative construction techniques, and collaborative effort in transforming healthcare spaces.

stony brook children’s developmental and behavioral pediatrics tritec asset management completed the construction of the stony brook children’s developmental and behavioral pediatrics facility, located at 181 belle mead road in east setauket, ny. this project involved the comprehensive renovation of a former medical suite to create a modern, functional space designed to meet the specialized needs of children requiring developmental and behavioral care. project details: selective demolition: we began the project by carefully removing interior walls, hvac distribution lines, ceilings, millwork, flooring, and light fixtures within the existing medical suite, previously occupied by stony brook family medicine. space demising: the space was restructured by installing a demising wall to create two separate suites. this process included demising the hvac, plumbing, electrical, and gas systems to serve the newly created suite. suite construction: the new suite was constructed with attention to detail, ensuring the environment was both functional and welcoming. this included the installation of new wall partitions, a redesign of the fire sprinkler and fire alarm systems, and modifications to the hvac ductwork. interior finishes: to enhance the aesthetic and functionality of the space, we supplied and installed new ceilings, led light fixtures, flooring, millwork, paint, and wall coverings. design for special needs: the space was thoughtfully designed to accommodate children with special needs, ensuring a safe, comfortable, and supportive environment for both patients and their families.
new village at patchogue the new village mixed-use project brings the principles of smart growth and new urbanism to downtown patchogue.  an essential element of the new village development is to promote an active, pedestrian-friendly community. building off the existing character of main street, new village has reactivated the retail in patchogue. the vacancy rate in downtown patchogue hovered around 50% before the development of new village; today, that existing retail space is 95% leased, and patchogue is now home to 42 restaurants. new village has genuinely become a part of the community, hosting public outdoor concerts, farmers’ markets, festivals, and the taste of patchogue. distinctively designed, the development has embraced and enhances the context of the existing historic main street and the adjacent village landmarks: the patchogue bank and the 31 west main building. tritec acquired six parcels of land around a municipal parking lot. many of the buildings were uninhabitable and needed to be demolished. tritec saved and relocated a vacant carnegie library to another part of the village. the library was initially donated to the village of patchogue by andrew carnegie in 1906. although the library was not on the historic registry, the residents wanted to preserve village history. tritec had the building put on blocks, and driven two blocks away, to be put on a foundation and made into a youth center for the patchogue medford library. tritec works hard to preserve and maintain the culture of the community where we work. tritec building company was the construction manager for the entire new village project, including 31 west main street. the buildings are 4 and 5 stories high, and the construction is a wood frame over a concrete podium and structured parking. the entire development is home to 291 apartment homes, 45,000 sq.ft. of retail, and 17,000 sq.ft. of office space.  a study commissioned by the long island regional planning council conducted by 4ward planning showed that the revitalization of patchogue village from 2000 -2017 had created $693 million in total economic output. including new village, a total of 714 multi-family units were added to patchogue; their addition resulted in a more than $5 million surplus to the school district. awards 2008 smart growth award from vision long island2009 top mixed-use project awarded by long island business news2013 top mixed-use project in suffolk county awarded by long island business newstritec was named the 2014 developer of the year by the association for a better long island and the commercial industrial brokers society, due primarily to the success of this project.in 2019, the village of patchogue was named one of the great places in america by the american planning association.

the shipyard at port jeff harbor tritec developed and constructed 112 multifamily apartment homes in the village of port jefferson, long island, new york. the project, built on the site of an abandoned motel, is located two blocks from main street across the road from port jefferson harbor. the design of the project draws design inspiration from port jefferson’s maritime and shipbuilding roots and character from the surrounding structures. historic photos from the village archives can be found in amenity areas of the building, and the ceiling grid in the lobby has the same dimensions and timber thickness as the deck of the last ship built in port jefferson. the facility is three stories of residences above a parking garage. the 168 parking spaces below the building eliminated the sea of asphalt that defined the sight before construction. tritec made drastic improvements to a blighted mill creek that borders the property, restoring the waterway to serve as an amenity for the residents and the village. the shipyard development is incorporated into and promotes port jefferson’s active, pedestrian-friendly lifestyle. by creating walking connections to the village, the shipyard residents bolster the retail and entertainment venues in port jefferson all year round. eliminating the unused, dilapidated motel and replacing it with a vibrant apartment building to bring millions of dollars of disposable income into the village annually.
the wel apartments in lindenhurst tritec developed 260 residential units at 75 hoffman avenue in lindenhurst, long island, new york.  the new development, situated on a former industrial site, is located two blocks from wellwood avenue, the main thoroughfare in the village of lindenhurst, and across the street from lindenhurst train station. the location promotes both mass transit and enhances a walkable neighborhood. since the development process began, 17 new businesses have opened on wellwood and hoffman avenues. the wel draws design inspiration from the site’s existing industrial roots and character from the surrounding neighborhoods. the wel took its name from lindenhurst history, honoring founder thomas welwood whose last name is misspelled on the main thoroughfare. tritec incorporated arched windows into the design reminiscent of the windows formerly found in the lakeville building that previously occupied the site. artifacts salvaged during demolition, like the original cast iron door from the boiler, will also be a part of the interior design of the new facility.  the facility is 3 and 4 stories in height and has underground parking below a portion of the building. tritec made drastic improvements to the creek that bisects the site. the building and two bridges will span the waterway, restored to its natural state as an amenity for the residents. learn more about the wel at thewelapts.com.
north suffolk cardiology tritec is incredibly proud of the more than 20-year relationship with north suffolk cardiology. tritec completed the construction of the original north suffolk cardiology space in 2000.    north suffolk cardiology is the largest cardiology practice on the north shore of long island. the practice specializes in adult cardiovascular disease; preventing, diagnosing, and treating heart and vascular disorders through both non-invasive and invasive means. north suffolk cardiology offers a full spectrum of cardiovascular services, diagnostic testing, and the very latest treatments. their in-office services include: nuclear imaging echocardiography treadmill and echo stress testing vascular imaging holter monitoring and event recorders the expansion and renovation of 17,684 square feet of north suffolk cardiology’s office space was a multifaceted project designed to enhance patient care and accommodate advanced medical technologies. the project included the construction of several specialized rooms, including a state-of-the-art pet/ct scanner, cardiac rehabilitation facilities, patient consultation areas, and staff offices. the primary challenge was the renovation took place across three separate office suites, one occupied, forcing the team to execute the construction in a fully operational medical facility with minimal disruption to daily operations and patient care. the pet/ct scanner replaced an older pet machine in the lower of the building. the ge omni pet/ct, a new model with the latest features and technology, was the first of its kind installed on long island. installation required precise construction techniques to ensure compatibility with sensitive medical equipment and challenges associated with getting the equipment into the building. close collaboration between the construction team, north suffolk cardiology staff, and equipment manufacturers ensured that all aspects of the project were seamlessly integrated. the project was successfully completed within the stipulated timeline, with minimal impact on the daily operations of north suffolk cardiology. the newly renovated office space now boasts advanced facilities, including a cutting-edge pet/ct suite, offering an enhanced patient and staff experience. the north suffolk cardiology office expansion and renovation project is a testament to the effectiveness of strategic planning, innovative construction techniques, and collaborative effort in transforming healthcare spaces.
dealertrack technologies tritec real estate company and castagna realty collaborated as real estate developers of a 233,000-square-foot office building at 3400 new hyde park road. the site is in the village of north hills, long island, new york. the nearly 10-acre site has structured parking and a building designed to be leed-certified. spector group and combined resources consulting and design, inc designed the architecture for 3400 new hyde park jointly. spector is responsible for the building envelope and combined resources the interior spaces. interior features include highly collaborative work areas, a large gym, a basketball court, a gaming area, nap pods, and a terrace.tritec building company was the construction manager for 3400 new hyde park road, now the corporate headquarters for dealertrack technologies. dealertrack technologies inc. makes programs for automobile dealers to improve their efficiency and profitability. its products include an online credit application network connecting more than 20,000 dealerships with more than 1,400 lenders.
brightview senior living port jeff tritec building company served as the construction manager for brightview senior living in port jefferson station. the project, on an 8.5-acre site, is 184,000 square feet and is the second brightview senior living facility that tritec has built for the client. the project utilizes a newly built sewage treatment plant and consists of 170 residential units, including 94 independent living, 50 assisted living, and 26 wellspring units just a few miles from the village of port jefferson. the facility offers a great variety in unit sizes, layouts, and trim levels to cater to the needs of the very diverse senior community. residents can enjoy resort-style amenities and services such as the movie theater, billiards, pub, fitness center, salon, grand libraries, dining areas, community rooms, and more. outdoor spaces include a planter area with access to a year-round gardening room, a two-story porch with heating capabilities, water features, and four courtyards with a bocce court, putting green, and other stimulating activities. there are daily programs and cultural events to help residents stay active and engaged. tritec has maintained a relationship with brightview senior living since the construction of brightview senior living in sayville. the project was completed on schedule, for occupancy in september 2022.
brightview senior living sayville brightview senior living is a full service residential rental apartment facility that accommodates seniors that are healthy and independent, need assisted living services, or need full memory care attention. all brightview facilities have a large portion of the building devoted to fine amenities and provide for active, healthy, and fun environment for their residents. the sayville property amenities includes a restaurant, a movie theater, a bar, an art studio, a sewing room, and a card room. the outdoor courtyards also include bocce ball, a putting green, gardening, walking trails, and specific therapeutic memory care activities. the 170 unit project offers a great variety in unit sizes, layouts, and trim levels to cater to the needs of the very diverse senior community. the building has three different sections: independent living, assisted living and memory care. in these areas, the apartments have custom features to support the occupant’s desires & special needs. for example: an independent living apartment has a full kitchen where in memory care no kitchen is required. the memory care section, called wellspring village, is a specially designed neighborhood in the community for people who are living with alzheimer’s disease or other forms of dementia. residents live safely in apartments specifically designed to encourage independence, participate in social programs that are tailored to their abilities, interests, gifts, and are cared for by highly trained staff. tritec building company acted as construction manager for the project.
port jefferson surgery center tritec building company constructed interior spaces at the port jefferson surgery center at 1500 ny-112 building 3, route 112 in port jefferson station. the project, designed by dominick a. termini, aia of pallante design, is a partnership between 19 community surgeons, mather hospital, and pinnacle iii, a company that has developed ambulatory surgery centers nationwide. the 16,000 sq. ft. article 28 medical office interior build-out features six state-of-the-art operating suites, a pre-op and post-op recovery area, nursing stations, reception, and administrative space. construction of the interiors began in april 2017 and was completed on january 10, 2018. the build-out included complex mechanical systems that feature a chiller unit, negative and positive air as required, and a humidification system for the procedure rooms. medical gas, vacuum, and air were installed to service the pre-op, procedure rooms, and post-op, meeting all codes and requirements. tritec installed a generator that can supply electricity to the entire building so power outages will not affect any procedures or patient outcomes. this facility also has a steam generator for sterilizing all of its equipment. the construction materials selected prevent bacterial growth and were selected for easy cleaning. the modern design is clean and welcoming to patients.
135 engineers road tritec acquired 135 engineers road, a 65,000 square foot industrial building in 2004. the purpose of the acquisition was to reposition the building from industrial to class b office.  tritec building company removed 10,000 sq.ft. of the building  to meet suffolk county waste discharge regulations and provide parking for office areas. since that time the building is now connected to the sewage treatment plant and can accept both medical and pharmaceutical tenants the building’s renovation includes a new facade complete with a new insulated glass system, landscaping, and accent lighting. the building’s interior features a natural stone tile accented by blue granite stripes and cherry wood doors. the building’s circular core has a vibrant blue wall covering that is brought to life by a high-end lighting package. the lighting is made up of wall sconces, recessed lighting, and culminates in a chandelier located in the center of the core. 135 engineers road, located in hauppauge industrial park, now called the long island innovation park, is just minutes from the long island expressway. the park is home to 1,300 businesses and 55,000 employees, making it the largest office complex east of the mississippi river and the second largest in the country.
long island community hospital tritec building company has completed the 3,400 sq. ft renovation of the main lobby, waitingarea, elevator lobby, and restrooms at brookhaven memorial hospital medical center . “our1970s lobby received a 21st century makeover”, said richard margulis, president and ceo ofbrookhaven memorial hospital medical center, “we are delighted that our bright, new lobbywill wow all of our patients and visitors and reflects the state-of-the-art quality care provided atour facility.” the lobby renovation is one of brookhaven’s recent investments in modernization. designed by bldarchitecture, and constructed by tritec building company, the new lobby features tile, marble,wood veneer, glass, back painted glass and stainless-steel trim to create a contemporary look. recessedlights with diffusers were installed, and walls and ceilings were painted white to ensure the space hada clean, current feel. the old vestibule was removed and replaced by a larger entrance with convenientautomatic sliding doors. while extensive work was done to the interior, the hospital recognized that the exterior was the firstimpression their patients and visitors would experience. to update the exterior tritec replacedcourtyard pavers, painted the front exterior of the building and installed vibrant landscaping.
sun river health care patchogue tritec building company served as construction manager for the renovation of an existing facility into a new 80,000-square-foot health center for hudson river healthcare. the building was formerly a verizon facility with 12-inch thick concrete floors, which proved to be a significant challenge during the renovation. converting the facility to a medical building required dozens of penetrations to be made for plumbing, electric, and gas. floors had to be x-rayed to avoid damaging the rebar in the concrete. including the concrete roof which required new roof drains and hvacv penetrations interior construction featured a unique modular construction type for the interior walls. construction took approximately nine months to complete. • installed a fuji septic system 400’ away from the building with a force main• did extensive masonry repair to the existing exterior block and brick• replaced the all the parking lot curbs and pavement• installed an enormous amount of trees, shrubs and plantings to the landscaping• install new fire sprinkler and fire alarm systems services include primary care, women’s health, pediatrics, podiatry, behavioral health, nutrition, hiv and hepatitis c services, urgent care, radiology, dental care, and optometry. the patchogue health center employs 54 people and serves 9,000 patients annually.
anorad – a rockwell automation company in august of 1999, exit 68 development llc acquired 9 parcels of land totaling approximately 47 acres in a defunct industrial park then known as the brookhaven r&d plaza. all 9 parcels are zoned l1-light industrial and are located in a compatible growth area and in a designated empire zone. tritec began an extensive marketing campaign to revitalize the development and promote the center’s new image. due to the close proximity to brookhaven national laboratories (bnl) and the base of global firms within the park. the first project tritec built in the newly branded brookhaven technology center was the corporate headquarters for anorad. this research and development facility resides on 18 acres in the brookhaven technology center. project development, financing and permitting wasarranged by tritec, as well as the design/build and construction management services. the fast track design/build format utilized precast exterior building panels for an aggressive completion schedule. with 40,000 square feet of office space and 90,000 square feet of industrial this facility is exactly what anorad needed in order to excel in their environment. construction began in march of 2002 and was delivered from permitting to completion in 10 months and was occupied october 2002. because of the ability to fast track the project the original 10 months construction schedule was reduced to 7.5 months, and the project was delivered under budget.scheduled completion: 02/15/03 actual completion: 9/15/2002
jefferson’s ferry this project, on a 50-acre site, is the first lifecare community on long island. it consists of 220 independent living apartments, 60 assisted living apartments, and a community building with pool, kitchen, dining, and resident amenities. thirty-two residential cottages also are located on the site. many of the interior finishes are worthy of a high-end hotel. tritec was awarded the project at the 10% design documents stage, and tightly controlled the budget from design and permitting through construction, punch list, and sign off. the project was completed, on schedule, for occupancy in may 2001. tritec has maintained a relationship with jefferson’s ferry since the initial project completion. tritec built a porte-cochère on the community building in 2007. many of the same team members worked on woodland pond, a similar facility in new paltz, new york, constructed by tritec in 2009. tritec will be the owner’s representative for the jefferson’s ferry $82 million expansion beginning in 2020.
kennedy row tritec and our partner jbg developed the apartment homes at kennedy row. kennedy row, completed in 2013, is a 142 market-rate apartment homes of exceptional quality located in the hill east region of washington, d.c. the neighborhood has experienced a transformative renaissance during the construction of this project, highlighted by the renovation of eastern high school. kennedy row is central to the rfk metro, barracks row, h street, situated in capitol hill’s charming residential neighborhood. residents have the full experience of capitol hill living with immediate access to all the city offers. the apartments are designed to incorporate abundant natural light; large windows create a direct connection with nature and highlight the area’s urban setting. the project features multiple courtyards elevated above the street level with seating, fire pits, and barbecues and a roof deck with spectacular views of the capitol building. the apartments were fully leased and sold to bell partners in 2016.
100 & 102 motor parkway history in 1998, tritec real estate company, inc. acquired 19.6 acres of land at 100 motor parkway, hauppauge, ny. tritec developed, constructed, and managed the 408,000 sq. ft. of space in two, six-story, class “a” office buildings. tritec sold 100 motor parkway in 2007, and 102 motor parkway in 2012 tritec’s asset management division continued to manage the property until 2017. location this office complex sits at the long island innovation park entrance, formerly the hauppauge industrial park. at over 17,000,000 square feet, this is the second-largest industrial park in the country. the buildings enjoy a prime location at the intersection of the long island expressway, long island’s main east/west highway, and the sagtakos parkway, a major north/south thoroughfare. design and features the twin buildings are six stories high and visible from the long island expressway. the architect chose an aluminum-framed reflective glass and granite facade to create a jewel-like upscale image. the windows allow an abundance of natural light to filter into the three-story lofty open atrium and tenant spaces. the atrium connects the lower level to the lobby up to the second floor in each building. “to define each facility’s entryway, stone cubes of green granite with square glass punch windows interrupt the horizontal glass curtain wall,” says bill gallo, project manager of baldassano architecture. baldassano designed an extremely efficient structure with a tight core and rectangular shape that allows flexibility to create office space for a wide range of various sized companies. the use of high-end materials and finishes creates a refined setting symbolizing strength and permanence. upon completion of 102 motor parkway, the property received, at the time, the largest rebate checks in the long island power authorities history. the buildings were included long island business news top 10 office addresses on long island.
saint anthony’s high school saint anthony’s high school, located in south huntington, long island new york, began their relationship with tritec building company when they asked tritec to step in after a budget issue with the construction of their student center. the original contractor set a guaranteed maximum price of $27 million, days after financing for the project closed, the contractor submitted a revised estimate for $10 million more than their original 27 million dollar estimate. tritec was asked to step in as construction manager to reconcile the additional 10 million dollars and ensure the financing was deployed correctly. tritec re-bid the project and began the process of value engineering, reducing the scope and providing alternates, reducing the costs to 32 million dollars. tritec was able to complete the project for under 30 million dollars by aggressively buying out the project. the student center for saint anthony’s high school is a multi-level, athletic and arts facility designed to be the crown jewel of the campus. the building is a pre-engineered steel structure with masonry, insulated metal panel, translucent panel, and glass curtain wall as the façade. the new exterior brick base matched the existing school building with metal panels above to reduce the building’s mass. the facility’s overall footprint is approximately 320 feet long by 220 feet wide with a clear ceiling height of 30 feet. the lower level features a sophisticated waffle slab concrete ceiling to accommodate the spans and the significant load from the features on the student center (main floor) level. the student center was designed to have a separate entrance lobby and connecting gallery to the exiting school. the program includes an indoor 200 m track and a turf with spectator seating. the building’s custom features and accommodations include multiple locker rooms, a wrestling room, choral rehearsal room, band rehearsal room, dance studio, and art studios. the facility replaces the school’s existing locker rooms and provides additional student features, including a concession facility, team store, athletic therapy and treatment accommodations, extra bathrooms, and storage. the student center has a tunnel that provides a dramatic entrance to the outdoor playing fields from the locker rooms on the lower level. the construction of the facility took place during the school’s operational hours, with limited site mobility. the safety for all students and faculty were daily concerns addressed through tritec’s site safety and logistics plan, generated with the school’s administrative staff. since the student center construction, tritec has completed work to the st. anthony’s high school science center. the science center project includes one modern chemistry room, one chemistry/microbiology room, one earth science/physics room, two multidisciplinary rooms, one marine biology room, the padre pio meeting room, and the saint francis hospital medical education lab. the friar quest research room, also a part of the science center, allows students to use new technologies to test advances in medicine and environmental studies. the new labs include oak casework, solid surface epoxy table tops, led lighting with occupancy sensors, smart board’s, experiment fume hoods, seamless epoxy floors, new hvac systems, new low e glass windows, vinyl wall covering, stained glass, mahogany wood paneling & new window treatments. the stained glass in the padre pio room came from a church in new jersey, possibly a german parish circa. 1898 created by artist franz xaverzettler (1841-1916 ), who created the centerpiece in the padre pio room. zettler was a contemporary of louis comfort tiffany, and although he is not as well known, at the time, his art had the same prestige as tiffany. the smaller windows also use pieces cut from the same 13-foot tall window as the centerpiece. all of the windows were installed by somers stained glass to fit st. anthony’s requirements. the 1,500 square foot saint francis hospital medical education lab for saint anthony’s high school was designed by nemschick silverman architects and anne lombardi designs. before the renovation, the room was a slab-on-grade storage area. the purpose of constructing this room was to perform mock surgeries in a medical theatre using an anatomage table. the anatomage table is the most technologically advanced anatomy visualization system for anatomy education. many of the world’s leading medical schools and institutions use this technology. the table is featured in a tedtalks conference, on pbs, fuji tv, and numerous other journals for its innovative approach to anatomy presentation. the operating tables form factor combined with anatomage’s renowned radiology software, and clinical content separates the anatomage table from any other imaging system on the market. to create the theatre effect, tritec removed the existing slab and excavated to create tiered seating levels. surgical lighting was essential to the design. tritec worked with saint anthony’s alumnus nick graci on the lighting system. the lights are capable of supplying millions of color combinations at low operating costs. retractable lighting positions allow the room to convert into an intimate theatre space by adding a section of backlights that retract into the ceiling. the theatre features a custom made vlt light panel to backlight the 8′ by 4′ somers stained glass window. the light panel features two-color temperatures that allow it to mimic the light of day and bring out the glass’s colors. tritec also constructed the james c. metzger lacrosse field. 
woodland pond woodland pond, a continuing care retirement community, located in new paltz, new york, selected tritec building company as their construction manager. the facility consists of 271 residential apartments and 24 residential cottages. residents have access to a full continuum of state-of-the-art healthcare if and when it is needed, including assisted living, rehabilitation, skilled nursing, and memory care. the 40,000 sf community building contains a pool, spa, informal and formal dining, and many other residential amenities, including banking, fitness center, salon, billiards, and post office. the 83-acre site includes wetlands, on-site ponds, walking paths, terraced landscaping, and the catskill mountain vistas. tritec was brought on at 10% drawings to provide building system alternatives and value engineering throughout the estimating and preconstruction process. the estimating team set a guaranteed maximum price at 90% drawings. 
john t mather memorial hospital tritec first began working with mather hospital on several projects for the mather-st. charles hospital health alliance. the first project tritec undertook with the alliance was the jefferson’s ferry, a 420,000 sq.ft. continuing care retirement community. this high-end residential complex provides independent residential living, an activity center, and healthcare. tritec completed construction in may of 2001. during the construction of jefferson’s ferry, tritec developed, constructed, and financed island rehabilitation and nursing for the alliance. this 120-bed nursing facility is a three-story nursing structure, with attached administrative wing, and amenities that include large comfortable resident/family lounges, a beauty parlor, a patio, a spacious dining room, a state of the art kitchen, and a daily living kitchen. the project was completed at tritec’s exit 63 development in april 2001. after the completion of these projects, tritec began working on campus at mather hospital.in 2004 tritec added a physical therapy suite that offers private treatment areas, a spacious gym with state-of-the-art equipment, whirlpool therapy, and cardiovascular equipment. parking is conveniently located directly outside of the center, with ada-approved access. tritec completed an mri suite in early 2007, which houses the new mri, the signa® excite 1.5t hd; with this machine, mather hospital can capture dramatically detailed diagnostic images of patients in high definition. in 2008 tritec renovated the cody surgical center. the facility is comprised of 10 operating room suites, a recovery area, a 12-bed intensive care unit, units for cystoscopy, endoscopy, pre-admission testing area, and a separate area for pediatrics. when constructed the operating rooms built by tritec were now some of the most technologically advanced or’s on long island. tritec building company completed the construction of mather’s pharmacy in the spring of 2010, the infusion suite in the fall of 2010, and the emergency room modernization in 2011.
the family center for autism project history the family center for autism,  an affiliate of life’s worc, is a private organization supporting individuals with developmental disabilities, including those on the autism spectrum. they worked with tritec to renovate their 110-year-old building located in garden city, long island, new york. construction and features tritec building company, inc. constructed the space, working on the complete interior demolition of the facility, construction of a new state of the art elevator, offices, infrastructure upgrades, recreation, work out and therapy rooms. life’s worc provides services and supports over 1,200 individuals and families in queens, nassau, and suffolk counties and supportive homes to over 221 people.
residence inn by marriott, holtsville s & s hotels llc chose tritec building company to complete this marriott residence inn, a 124-room extended stay hotel with an indoor pool, spa, and exercise amenities. this marriott is the first wood structure of its kind built when suffolk county amended its building code. the four-story wood-framed hotel utilizes a panelized frame system with horizontal cement board siding. sanitary discharge is treated at an on-site 18,000 gpd sewage treatment plant installed by tritec during construction. this complex project with an aggressive schedule, was completed on time and delivered to the owner in may 2004.
residence inn by marriott, yonkers tritec began preconstruction of the hotel at 50% drawings. tritec building company then acted as construction manager for this four-story 92,000 sq.ft. hotel with 144 guest rooms, completing the project on schedule. the yonkers residence inn is only 20 minutes from new york city and designed to blend city living with hometown charm. the dining area, outdoor fire pit, sport court, and putting green are just a few amenities built into this project. in addition, there is an indoor pool, reading library, market, and full-service conference room.
smsc smsc is a global supplier of integrated circuits and semiconductor software solutions for high-speed computing, connectivity, automotive, and embedded networking applications. smsc builds its business through innovation while maintaining high standards of quality. before undertaking the construction and renovation of their existing headquarters, smsc insisted that the team hired to design and build their new facility would reflect their corporate culture of creativity, innovation, and quality by creating a world-class headquarters and test facility. after a rigorous rfp process, smsc hired tritec building company as the design-builder, construction manager for the project. smsc’s corporate headquarters sits on 10 acres in the long island innovation park, formerly known as the  hauppauge industrial park. when first built in 1979, the building was approximately 80,000 square feet. the facility that exists today has undergone a complete renovation and has expanded on both sides. the expansion included a 106,200 square-foot, two-story office addition, a training facility and cafeteria at the west side of the existing building, and a 13,800 square-foot shipping and receiving area on the east. the new facility’s construction consolidated more than 400 employees into one facility, who had previously been working between two buildings in the industrial park. the master planning of the expanded facility also provided room for the companies future growth. with smsc operating continuously, 24 hours a day, seven days a week, tritec’s project staff had to ensure that disruption was minimal. tritec and the design team worked extensively with people from each division of smsc to incorporate their vision into the design, phasing construction around each department’s operational objectives. preconstruction on the facility began in october of 2003. the tritec team broke ground on january 8, 2005. construction started on an intense 16-month schedule with the addition of the new loading area adjacent to smsc’s vibration-sensitive testing floor. once the loading area was complete, receiving operations were moved from the existing west end location to the new east end addition and work on the substantial west end addition began. to maintain a safe environment with no significant downtime for smsc employees, the tritec team worked from the point furthest west, leaving an existing access road open until a new entrance on the east could be complete. once the new access road was completed, the old access road was closed, and the west addition was married to the existing building. the west addition included a 22,000 square-foot, 15-foot deep basement. while the basement was under construction, the old west end receiving area and warehouse was converted to office space; all 13 existing bathrooms were renovated. to maintain schedule and budget, tritec mobilized two operations, bringing a second job superintendent onto the site—one for interior renovations and the other focusing on out-of-the- ground construction. in may 2006, smsc’s employees moved into the new facility. the project’s success can be attributed to a proper preconstruction plan, early procurement of long-lead items, and the smsc-tritec project team’s dedication. all pre-manufactured materials needed for the project—from doors to rooftop hvac units— were ordered asap. these pre-purchased items were stored on-site and available when needed to avoid significant time gaps in the project schedule. the finished project boasts a beautiful interior with soaring three-story atrium accented by rich mahogany and gorgeous granite. the atrium spans 225 feet from front to back and is 45 feet high. skylights run the central corridor’s length, and functional walking bridges add architectural drama to the entryway. this project won the cmaa new york area chapter project of the year for 2007.
ufcw local 1500 tritec building company, as construction manager, built this ground-up development of a two-story structure with a full basement that is partially exposed. ufcw local 1500 new office building is located at 425 merrick avenue on a two-acre site in westbury, long island, new york.  the building exterior is designed with a modern look, comprised of dryvit and brick, and features a glass curtain wall. significant grade changes forced ufcw to add an engineered retaining wall that runs the north side of the buildings. the building’s interior meets the needs of the owner, including conference rooms, large training rooms with partitions, and bullpen space. when you enter the building, you walk into a large two-story atrium flanked by mahogany wood panels that add an elegant touch to the glass and ceramic tiles that make up the rest of the space. the building had a nine-month construction schedule that was completed on time within the owner’s budget.
tower fasteners tritec building company worked as construction manager for tower fasteners project in holtsville, long island, new york. tritec worked extensively on the infrastructure of the existing facility, including a complicated masonry remediation plan replacing more than 1,000 sq.ft. of the brick facade. once this work was complete phased renovations of the lobby, common, and executive areas could be completed. during construction, the scope expanded to include various improvements such as the painting of the entire warehouse facility, upgrades in the conference room, and both the employee and executive lounge. upgrades also included the addition of millwork panels that extend through the entire facility. the building remained open the whole time, and the project was completed without incident.
the racing forum tritec was the owners representative for this project, monitoring the design, budget and bid phase, and provides the on-site construction management.  the suffolk regional off-track betting corporation wanted to create a mecca for racing enthusiasts in suffolk county. the result is this magnificent wagering facility, the crown jewel of suffolk otb locations with a state-of-the-art simulcast system, 33 monitors, a restaurant and a bar.
tallgrass golf club tritec building company served as construction manager for the delalio family, building a clubhouse at the tallgrass golf club in shoreham, long island, new york. this clubhouse project is a cedar-shake, steel-framed building with wood roof trusses and basement for cart storage. there are intricate controls for off-peak cart charging in the basement, allowing for reduced electrical consumption. the facility contains a full-service kitchen with walk-in coolers for food and beverage storage, a full bar within the dining room, and interior finishes seen in the best restaurants.
suffolk plastic surgeons tritec building company was acting general contractor and construction manager for the suffolk plastic surgeons facility. the building’s shell is 14,660 sq.ft. and phase one of the interior fit-out is 8,660 sq.ft. the high-end finishes featured in this facility include exam rooms, operating rooms, physician’s offices, and a spa. this 25-room, state of the art facility is located in the stony brook technology centering east setauket, long island, new york.
suffolk county national bank tritec was hired as general contractor to build hauppauge square at the corner of arkay drive and marcus boulevard in the hauppauge industrial park. the project consisted of an interior fit-out to 3,700 sf of space. the project’s unique features included high-end architectural woodwork and trim throughout the area and a 50′ long vaulted ceiling with accent lighting. tritec was responsible for the coordination of all owner supplied millwork, atm, security, and cctv systems. the project was completed on time and within the owner’s budget.

st. matthew roman catholic center tritec building company was the construction manager for the two-story 30,000 sq.ft. parish center addition for st. matthew roman catholic church in dix hills, long island, new york. the parish center consists of large classrooms, a prayer room with stained glass windows, gift shops, a dividable gymnasium/auditorium. the facility also includes a library, a dance studio, common areas with display and trophy cases built into the wall and administrative offices for the church.
warren tricomi salon tritec building company was hired as a general contractor to help create an unparalleled beauty haven to service the greenwich community. warren-tricomi’s 7,500 sq.ft. space is unique because it consists of a full-service upscale salon and a high-end luxury shop featuring beauty and hair products, accessories, and gifts. located in the heart of downtown greenwich, the warren tricomi salon was an interior renovation to a historic landmark building. spread out over three floors, including two mezzanines, the space required extensive structural and framing work to accommodate the new design. 600 amp electrical service, 33 tons of air conditioning, a large exhaust system, and a vast network of plumbing make up the mechanical systems. finishes include venetian plaster throughout walls and ceilings, corian millwork tops and cabinets, stainless steel and glass railings, and an epoxy flooring system
westbury partners at 100 motor parkway a private equity investment firm, westbury partners, asked tritec to build 4,400 sq.ft. of space at 100 motor parkway in hauppauge, long island, new york. the lavishly appointed offices on the top floor of a class “a” office building included cherry wood panels, aluminum, and frosted glass, bamboo flooring, and vinyl wall covering. tritec developed, constructed, and managed the project
st. ignatius school tritec was the construction manager for st. ignatius, a private school located in the hunts point section of the bronx. tritec building company constructed the new 10,000 sq.ft. third floor over the existing building and renovated portions of their existing cellar, ground floor, and second floor. improvements to the educational facility included removal and disposal of the existing roof, relocation of three rooftop units, and installation of a new rooftop unit. tritec updated the infrastructure to the first and second floor and extended the existing elevator. the new building entrance included a granite tile foyer with traction inlay on the steps, accessible to the new lift, classrooms, and roof.
st. dominic high school tritec building company renovated a 60-year-old 19,000 square foot convent at st. dominic parish, in oyster bay, long island, new york, to a modern science and technology center. renovations to the convent include six (6) new science labs with prep rooms, a virtual classroom, chemical storage rooms, offices, and nine (9) new restrooms. the chapel was converted to a sound studio, and the terrace made into a greenhouse. a reflection room was constructed on the third floor, showcasing the chapel’s original stained glass windows and light fixtures. an elevator and a handicap ramp were added to the building connecting the new sound studio with the school. all of the new classrooms have a rubber floorcovering with cold weld seams, and the corridors have cork rubber flooring for noise control. exterior building enhancements include new structural steel framed awnings with translucent kalwall roof panels constructed at three entrances. tritec installed three high-tech condensing furnaces and a water heater, run on a new building management system. a chiller and rooftop air handling units supply new fan coils and unit ventilators throughout the building. tritec upgraded the utility service including, new switchgear for the electric service, lightning protection, fire alarm control panel, water main, and rpz. a fire sprinkler system with double check valves was installed throughout the entire structure.
spring hill suites by marriott tritec building company was construction manager for the springhill suites by marriott in carle place, long island, ny. the hotel, built for avr realty, was a ground-up construction next to homewood suites carle place, also constructed by tritec for avr realty. the hotel has 120 guest rooms where patrons have spacious suites with areas for relaxing, working, and sleeping. the lobby and guest rooms feature a modern style with a cool color pallet and a touch screen concierge system. the guest rooms are equipped with all the modern conveniences and have unique features like sliding barn doors into the bathroom. the dining area and outdoor firepit allow guests to rest and recharge during their stay. guests can take advantage of the indoor pool, enclosed sun deck off the pool, fitness area, and meeting room during their stay.
stony brook technology center in the 1970s, robert t. coughlan had the vision to create a university-related research park to encourage businesses and jobs created by the state university of new york at stony brook campus to stay near the university. the 103-acre technology park became a planned development to provide space for companies and medical/technology groups looking for a campus environment in proximity to the medical center at stony brook and the university at stony brook. the university is the only public research university in new york state to be designated as a national science foundation science and technology center, and as a type i research institutions by the carnegie foundation. university hospital at stony brook is suffolk county’s only level 1 trauma center, tertiary care center, and is recognized as one of the top 15 teaching hospitals in the u.s. the stony brook technology center (sbtc) was developed over 20 years with varying architectural styles for each building but a unified campus-like environment remains throughout the park. in place of sumps, retention ponds with fountains are scattered across the park, providing a beautiful natural appearance. the streets are curved to break up the line of sight to avoid a more rigid and industrial atmosphere. setbacks are strongly enforced to create much more green space and provide the park with a more manicured appearance. sidewalks were implemented throughout the entire park. the campus shuttle service from the sbtc to health science facilities of stony brook university runs through 16 times daily. sbtc is the only industrial/commercial development with sewer capacity close to the university at stony brook. tritec accomplished this by establishing the town of brookhaven sewer district #1. tritec fully managed the project from the conceptual approval of the suffolk county sewer agency through the approvals by various governmental agencies, including special legislative approval from the new york state assembly, ny state environmental facilities corporation (efc), town of brookhaven, and the suffolk county legislative certificate of necessity. construction on the sewer was completed in november of 1995. the sbtc is now fully built out with over 1 million square feet in 28 buildings. tritec manages many of the buildings in the park. the stony brook technology center is 98% occupied.
saab of greenwich located in downtown greenwich, connecticut, tritec constructed this dealership in phases without interfering with their everyday activities. renovation to the interior and exterior included the following: epdm tapered roof, curved storefront, glass block, eifs system, landscaping, new showroom, upgrade in ada facilities, millwork, and new floor, wall, and ceiling finishes.
rockville links golf club tritec building company, inc. provided project prep and construction management services for this project in rockville centre, long island, new york. their job included interviewing and hiring the design team, coordinating the owners program, establishment of the budget estimate, and construction of the facility. the work performed for the club includes the exterior and interior renovation of the main clubhouse facility, expansion of the common areas, and ada compliance between the public and private spaces. the main clubhouse also underwent a complete interior finishes upgrade and replacement of the antiquated mechanical, electrical, plumbing, and fire protection systems. the pro shop also underwent a complete interior and exterior improvement, including the installation of pitched roofs, columns, and interior finishes that more accurately represent the original architecture of the old farm building.
richards of greenwich tritec was the construction manager from conception through land acquisition, design, permitting, and construction. in downtown greenwich, connecticut, this challenging site is bordered by streets on three sides, and existing structures on the fourth. the project required blasting and rock removal to a depth of 30 feet to accommodate two levels, (48,000 sq.ft.), sub-grade parking and 27,000 sq.ft. of exclusive retail space at street level and on a second floor. high-end finishes included imported stonework and marble for walls and floors, venetian plaster, herringbone wood floors, splayed ceilings, a glass elevator, handcrafted iron stair rails, and extensive millwork. the project was completed ahead of schedule.
people’s united bank at 100 motor parkway tritec acted as general contractor completing 21,500 sq. ft. of office interior construction for the bank of smithtown in hauppauge, long island, new york. people’s united bank purchased the bank of smithtown and made this space their long island regional headquarters. the space features a fully automated boardroom and conference rooms with audio/visual systems. it is also a 1,200 sf data center that is the hub for all bank operations and includes raised flooring, fully redundant hvac systems, ups, and generator backup for electricity, and an fm200 fire suppression system. the combination of the precious woods and the steel details creates an environment that is warm and contemporary. tritec asset management managed the space for both tenants from 2004 to 2016.
orthopedic associates of long island orthopedic associates of long island (oali) aims to provide the highest quality, comprehensive orthopedic and musculoskeletal care to patients throughout long island and particularly suffolk county. oali offices are located in 6 technology drive, a building developed, constructed, and managed by tritec. tritec acted as the construction manager for the medical office renovation and expansion of orthopedic associates of long island. the renovation included interior demolition, structural, carpentry, finishes and mechanical, electrical, and plumbing modifications to the lower floors of the building. the mri suite required considerable structural changes to support the weight of the new machine. the first-floor concrete decking removed from the entire mri room, and structural steel was put in place to hold the weight of a new 12” thick concrete slab. (six new columns were installed in the basement. the columns required a more substantial footing to cut into the basement slab.) a 10’ x 10’ roof hatch had to be installed so the mri could be swung in by crane. install the roof hatch that necessitated two 40’ long steel beams to be placed into the existing steel roof structure. the hatch will remain in place in case anything ever happens to the mri, and it has to come out. the installation of the new columns and beams required the relocation of existing infrastructure, which included electrical lights, conduits, panels, water main, fire sprinkler mains and heads, and it wires. because the job required a significant amount of saw cutting and structural work, it was done during off-hours not to disturb the existing tenants. during all other phases of demolition and construction, oali remained open. the construction results include dozens of new workstations in the lower level, new exam rooms, and a new mri suite. the lobby for the mri suite was beautifully appointed with wood finishes and red accent walls.
northfork bank branch tritec completed the 3,400 sq.ft. renovation as construction manager of an existing structure completely demolished down to the steel skeleton. the project was located in port washington, new york. site work included new drainage and parking lot, site lighting, irrigation, and landscaping. the structure was composed of light-gauge framing and metal trusses skinned with cement board siding and cultured stone. anderson windows and doors were used throughout, as well as a combination of epdm and shingle roofing systems. the interiors boast an elaborate coffered ceiling, cherry teller line and paneling with granite tops, and intricate flooring using both quarry tile and carpet.
nassau otb race palace tritec was the general contractor for the construction of this facility. this three-story renovation goal was to create an unrivaled state-of-the-art horse racing and sports entertainment center in plainview, long island newyork.  the project included interior demolition, a complete upgrade of all mep’s and an extensive pneumatic tube system, this building now holds two elevators servicing various gambling floors. the gambling floors feature a variety of betting stations, stan machines, full bar, private glass-enclosed vip betting room, theatre seating for sports events, party rooms, and lounge areas. finishes include extensive cherry and maple woodworking, granite countertops, wallcovering, carpeting, ceramic tile, and stainless steel railing. flat-screen television monitors and projection screens are visible from every seat in the palace.
mitchell’s of westport tritec building company renovated the ed mitchell’s clothing store in westport, connecticut. the interiors of this 31,000 sq.ft. building was completely demolished in phases. it upgraded the overall appearance with new finishes that included several designer shops such as giorgio armani black, hermes, tod’s, prada, polo, zegna, and hickey freeman. high-end finishes included imported stonework for walls and floors, venetian plaster, herringbone wood floors, splayed ceilings, and extensive millwork. the exterior portion of this project included a structural transformation of the roof, opening up two large clearstory skylights for the main floor. an additional 4,000 sq.ft. was excavated underneath the store for a sliding storage rack system. the building’s facade was removed and reworked using a combination of thin brick, stucco, storefront glass, and extensive metalwork. the site drainage, landscaping, and parking lot were upgraded. all work was completed on schedule in a nine-month period while the store was open for business.
marshs of huntington tritec was the construction manager for the 16,000 sq.ft. marshs of huntington project. previously tritec constructed and renovated mitchell’s of westport and richards and vineyard vines of greenwich for the mitchells. to overcome issues involved with the challenging site and extensive pre-project obstacles, tritec employed the use of project prep. project prep allows tritec to be responsible for setting up projects, interviewing qualified architects and engineers, outlining the entitlement process, scheduling, and establishing their program and budget. the construction features a new interior and facade. the high-end finishes throughout showcase the finest of men’s and women’s fashions from the top designers. the store remained open during an eight-month, six-phase construction duration and was completed in the fall of 2006. the completion was in time for the rush of holiday season shoppers without disruption to the everyday walk-in shoppers and a loyal clientele.
marriott residence inn, hauppauge tritec building company was the construction manager for the marriott residence inn, providing the perfect extended-stay experience. the hotel is located on long island in the heart of the hauppauge industrial park with 100 spacious suites. hotel amenities include a fitness center as well as an indoor pool and spa. the site has a 15,000 gpd chromaglass sewage treatment plant installed to treat discharge. the construction of the shell utilized a modular, structural metal stud system with metal roof trusses. tritec was brought on at 10% drawings to provide building system alternatives and value engineering through out the estimating and pre-construction process. a guaranteed maximum price was set at 90% drawings.
life quality bmw tritec commenced construction on a major renovation of two existing service centers, including the relocation of an existing audi service center. the project consists of 19 new service bays and a full renovation of the existing mep systems. the major components of the renovation are new parts department, new rooftop parking and access ramp, a new car delivery area, as well as new offices and a showroom.
laquinta, bohemia tritec building company acted as construction manager for the laquinta inn & suites in bohemia, new york. a 132 room, limited services hotel owned by applecore hotels. tritec was brought on at 10% drawings to provide building system alternatives and value engineering through out the estimating and pre-construction process. this location was the first laquinta inn & suites built on long island. the hotel’s amenities include meeting rooms, a spa, and exercise facilities. tritec also connected the hotel to an on-site 15,000 gpd sewage treatment facility that they constructed.
island nursing and rehabilitation tritec building company built the island nursing and rehabilitation center under a design-build contract for the mather-st. charles hospital health alliance. tritec coordinated the design, permitting, financing, and construction management for the 120-bed, 81,000 sq.ft. project in holtsville, long island, new york. amenities include sizeable comfortable resident/family lounges, a beauty parlor, a patio, a spacious dining room, and a state-of-the-art kitchen. the center, along with its attached administrative wing, was constructed using a steel frame and a metal stud shell with brick veneer and drivit finishes. the facility includes a medical gas system and dining facilities to accommodate all residents. a sewage treatment plant was built to handle waste discharge.
intercounty appliance corporations tritec building company completed a 75,000 sq.ft. expansion of the intercounty appliance corporations warehouse distribution facility in medford, long island, new york. the expanded facility is a 28′ clear steel-framed structure with precast insulated wall panels for the exterior wall construction. this massive warehouse utilizes sky lighting and motion sensors to reduce reliance on electricity for lighting. tritec completed this project on schedule and within budget.
homewood suites, carle place tritec building company was selected as construction manager to construct homewood suites by hilton – carle place garden city, ny, located in carle place, ny. nestled in the more than 200-year-old hamlet of carle place, this homewood suites took its character from the nearby residences. the building was new construction built on an undeveloped automobile storage yard. the four-story building facade was built out to give the building stepped dimensional appeal. the façade features a natural pallet of two-tone efis panels, stone veneer, and oiled brass metal accents. the exterior lighting make the hotel especially inviting toguests as it begins to get dark. the hotel features 150 guest rooms where patrons settle into a comfortable studio, one or two-bedroom suite with homelike amenities, including a full kitchen. the lobby and guest rooms feature a mix of modern and vintage styles in a warm color pallet and retro lighting. the dining area, outdoor fire pit, and putting green allow guests to eat, rest and recharge during their stay. guests can take advantage of the indoor pool and whirlpool, a reading library, market, and 1820 sq. ft. of meeting space. tritec was brought on at 90% drawings and established a gmp. the project was completed under budget and ahead of schedule.
holiday inn express, riverhead tritec building company was the general contractor for a three-story holiday inn express with 39 suites and 89 rooms. the 60,000 sq.ft. hotel located in riverhead, long island, includes an indoor fitness room, breakfast bar, and two conference rooms. tritec built the hotel utilizing a structural metal stud framing system and precast plank decks. the facade is a mixture of cultured stone and the exterior finish insulation system (efis). the efis system and stone provide a stunning visual contrast while being durable and energy-efficient.
holiday inn express, hauppauge tritec building company was the contractor for the holiday inn express in hauppauge, long island, new york. the 133 guest room and suite hotel includes a fully-equipped fitness center, heated pool, and large meeting rooms. tritec constructed the project utilizing a prefabricated structural metal stud framing system and precast plank decks for the entire seven-story structure. this system enabled tritec to erect the building at a rate of 1 floor per 8 days. the prefabricated exterior panels installed for the entire building were completed within 30 days. an on-site chromaglass system handles the sewage discharge.
hilton garden inn tritec building company was the construction manager for this 83,000 sq.ft. 140 room limited service hotel, in westbury, long island, new york. this hotel was the first hospitality project on long island that utilized a wood-framed, panelized construction system for a four-story structure. the façade is comprised of cement board horizontal siding, thin brick, and eifs.
western suffolk boces tritec development group and tritec building company secured the land and constructed a 24,000 sq.ft. addition for western suffolk boces. this educational facility was built on the republic airport grounds in farmingdale, long island, new york. tritec built a hanger and classroom space for airplane maintenance students. the facility also includes administrative offices and lab space, complete with an overhead bridge crane. a fast-track design build was chosen as the project delivery method to meet the schedule and budget outlined by western suffolk boces. 
head injury association tritec building company constructed the head injury association as the project’s general contractor. the 30,000 sq.ft. space is located in hauppauge, long island, new york. the construction was tailored to the head injury association’s patient special needs. a defining feature is the epoxy floor with a wavelike fresco pattern. the high sheen from the floor is augmented by the curving lights overhead.
hassel bmw tritec building company acted as construction manager for a three-part project for hassel bmw in freeport. the main component of the hassel project is the bmw service center at 100 cleveland avenue in freeport. the approximately 60,000sq.ft. building was an old school converted to a manufacturing distribution center for shelving systems and parts and now serves as the new service center. tritec has added a mezzanine by splitting the warehouse area, with 35-foot ceilings, in half. this provided the owner with a first-floor service area and a mezzanine area to store vehicles waiting for service. the bmw dealership is a second component of the three-site project, tritec removed the service area from the original dealership and converted it to a sales/showroom. an exterior overhaul of the building aesthetics was performed to conform to bmw’s corporate standards. the mini dealership was the final site, and the exterior facade was overhauled to conform to corporate standards.
hampton inn, holtsville tritec building company acted as the contractor for the high quality, 110,000 sq.ft. hampton inn in holtsville, long island, new york. tritec’s 160 room, 6-story hotel features modular prefabricated units built off-site. each modular section contains two guest suites and a corridor section. the modular units were erected on a conventional concrete foundation with structural steel on the first floor only.
hampton inn, garden city, tritec was brought on at 10% drawings to provide building system alternatives and value engineering throughout the estimating and preconstruction process. a guaranteed maximum price was set at 90% drawings. the hampton inn & suites in garden city, long island, new york, features 84,000 sq.ft. of various amenities and 143 guest rooms. challenging subsurface conditions led to fully engineered underslab soils; despite the soil setbacks, the hotel was completed on-time.
4 technology drive developed by tritec development group in 2008, 4 technology drive is a 40,125 sq. ft. class a medical office building located in stony brook technology center. 4 technology drive is visible from nesconset highway (nys route 347), a major east-west artery on long island. the two-story building’s floor plate is 20,062 sq. ft. with an additional 20,000 sq. ft. of storage space on the subterranean concourse level. tritec building company constructed this medical office building.  the exterior features glass, brick, and efis panels. the interior, appointed with stone flooring tiles and a stack stone accent wall, is clean and modern. large, well-lit corridors take you to multiple high-end medical suites. tritec asset management manages the building.
flight 800 memorial the loss of twa flight 800 off the south shore of long island was a tragedy for those involved. tritec building company, inc. donated construction management services to the development of the memorial. tritec believes that providing public benefit to address a tragedy or assist those less fortunate is an essential part of being a good citizen and conducting business in a community. the flight 800 memorial project faced a series of difficulties, including site selection, site preparation, sensitivity to family members and loved ones, and concluding the project promptly but, more importantly, in a way that created the requisite dignity and solemnity of such a project. tritec building company, inc. contributed its time and skill as a construction manager to manage the project through final design, construction, and delivery.
five towns college dormitories tritec building company, inc. worked with five towns college to provide construction management services for 96,000 square feet of dormitories on 33.6 acres. the multi-phased project consisted of building four separate 24,000 sq.ft housing units for a total of 208 students. the dormitories were built from the ground up. the buildings are multi-story, wood-framed, masonry construction, and set into the residential landscape of dix hills, long island. tritec worked with bld architecture, maintaining the owner’s budget through value engineering and design control.
first empire securities at 100 motor parkway at 100 motor parkway in hauppauge, long island, new york, first empire securities is a building developed, constructed and managed by tritec. first empire securities corporate headquarters is a 27,000 sq.ft. high-end interior fit-out project for a respected full-service securities firm. the facility has two main conference areas with visual and audio components for video conferencing and screen projection. the trading floor has stand-alone furniture with indirect lighting systems, supplemental air conditioning, and a trading desk complete with an active trading “ticker” 30 feet in length. executive offices have fabric wallcovering, wool carpeting with borders, built-in cherry wood millwork, granite bar areas, and wall-hung plasma screens.
exit 63 development in the 1990s, tritec development group began purchasing undeveloped land at intersections along the long island expressway (lie). the lie is the most heavily traveled road on long island connecting eastern long island with manhattan and hosts hundreds of thousands of cars aday. as part of the program, tritec purchased 20 acres at the northwest corner of exit 63, where the lie meets north ocean avenue. tritec’ development group developed exit 63 as a planned mixed-use commercial development in holtsville, long island, new york. the infrastructure was developed concurrently with each corresponding parcel of the site. the 70,000 gallons per day sewage treatment plant constructed on-site allowed for the development of multiple facilities.           the first building to be completed was the kindercare learning center part of a national chain of childcare facilities. tritec completed a design-build for a 120-room extended care facility, island nursing and rehab center, for the mather-st. charles hospital health alliance. later a 168-room six-story hampton inn was constructed for a long island-based hospitality company. the last remaining 6-acre parcel was sold to the bristol to build a 145 bed assisted living complex. 
eppendorf north america at 102 motor parkway eppendorf north america is a world-renown manufacturer of the highest quality laboratory instruments and consumables for the life sciences. eppendorf chose to relocate its corporate headquarters to 102 motor parkway, one of two twin office buildings developed constructed and managed by tritec. eppendorf suite was to be located on an unoccupied floor of the office building, and tritec had a very tight timeframe to move them into their new suite. the finished product was 10,000 sq.ft of space, which contained new offices, lab space, and training facilities. the lab space contains equipment that allows eppendorf to train customers to use liquid handling, lab automation, molecular biology, microinjection, and icsi (intracytoplasmic sperm injection), microarrays pcr, and real-time pcr (qpcr). executive offices have fabric wallcovering, wool carpeting with borders, built-in cherry wood millwork, granite bar areas, and wall-hung plasma screens.
dr. gerard furst tritec development group developed dr. furst’s podiatrist’s office was constructed by tritec building company and currently managed by tritec asset management. this 3,800 sq.ft. office is in the stony brook technology center at 4 technology drive, suite 110 in east setauket, long island, new york. the podiatrist’s office is highly functional, with high-end finishes to make patients feel confident and comfortable during their visit. intricate color patterns, wall coverings, and millwork can be found throughout the space.
dove electronics tritec building company created an expandable facility in the stony brook technology center for dove electronic components inc.; a specialist electronics distributor focused on frequency control products.  the expanded 15,000 sq.ft. facility in east setauket, long island, new york contains executive offices, sales offices, and a distribution center for this growing company. graceful curves at the entrance help identify and protect the entry door, and act as a pivot point for the floor plan.
wingate inn, commack tritec building company was hired as the construction manager to build a five-story, 111 room hotel for commack hospitality, llc. the 59,000 sq.ft. building was built using a prefabricated structural metal stud framing system and precast plank decks for the entire structure. the hotel is off of the sagtikos parkway, where the parkway intersects the long island expressway. the efis system provides a stunning exterior look while being durable and energy-efficient. the site presented challenges, including the construction of an extensive off-site sewer connection to handle waste discharge. amenities include an indoor fitness room and spa, and limited food service.
dialysis clinic, inc. tritec building company completed the dialysis clinic’s extension as the construction manager in setauket, long island, new york. this project consisted of two phases, a 20,000 sq.ft. state-of-the-art dialysis treatment facility, and a 7,500 sf addition for patient screening. a combination of sewer discharge and on-site leaching was utilized for the ro waste management. a steel and masonry shell, with abundant natural sky lighting, was implemented. in addition, the space required high-end medical finishes, casework, and nursing stations.
community ambulance of sayville community ambulance company of sayville (cac) provides 24 hours a day, seven days a week, emergency medical service to sayville, west sayville, bayport, oakdale, and bohemia. cac needed a new facility to replace the small-antiquated 3,800 sq. ft. building they have operated out of since their inception. the new facility on lakeland ave was designed to increase response times to the more than 4,000 calls they receive a year. the larger facility allows cac to store all of their ambulances on-site and be north of the long island rail road’s montauk line, which avoids getting stuck waiting for one of the 43 trains using the rail line each day. cac choose to hire tritec building company as a construction manager to build this 22,500 square foot project. tritec provided substantial preconstruction and value engineering services and set a guaranteed maximum price (gmp) for the overall project. tritec provided design coordination, with baldassano architecture and emtec consulting engineers, construction cost estimating, and coordination of permit approval. preconstruction was completed in 10 months. the completed 22,500 square foot building is two stories tall and includes a partial basement. the project included significant site work that included clearing, asphalt, pavers, and the installation of a drainage pond for runoff from the roof and site. on the main level, the building features ten apparatus bays, a radio dispatch station, a crew room, sleeping quarters, lavatories, laundry facilities, and medical storage. the second floor features administrative offices, a boardroom, classrooms, a large meeting room, a commercial kitchen, public restrooms, and storage rooms. the ten ambulance bays require a special ventilation system for diesel exhaust removal. the building also includes 1,500 square feet of basement area, an elevator, and a 250 kw emergency generator to ensure uninterrupted service. the exterior of the building is constructed with brick veneer and precast concrete trim to reflect a classic design consistent with long island architecture. a flat white roof serves to house the building’s mechanical and communications systems that hide behind a beautiful architecturally shingled mansard. installing a white roof is environmentally beneficial by helping to reduce the heat island effect. storefront glass, cementitious trim, fypon soffit brackets, ample parking, led lighting, and indigenous landscaping make this a handsomely appointed asset for sayville and the surrounding islip towns well into the future. the construction was completed on time over 12 months and yielded significant cost savings that were returned to the owner.
cd-adapco tritec building company was the general contractor for cd-adapco’s renovation of its headquarters in melville, long island, new york. cd-adapco needed its headquarters to reflect the corporate image of this successful high technology company located along long island’s prestigious route 110 business corridor. the four-story flat building facade was built out to give the building stepped dimensional appeal. the dated brick was updated with several thousand square feet of custom manufactured dri-design metal and ombrae panels. the main vestibule was demolished and replaced with a four-sided translucent structure and two angular architectural precast concrete columns. new windows were installed on two levels of the building to match the replaced windows on the third and fourth levels. after the facade was complete 6,900 sq.ft, interior renovation began. the challenge was to maintain safe egress for cd-adapco’s employees on the main level of the building during construction. the interior upgrade included demolition and re-construction in the selected work zones. tritec provided a new layout on both the first and second floors, including new partition walls, ceilings, oversized doors, custom cabinetry and millwork, finishes, lighting, an elevator retrofit, restroom renovations, and mep upgrades. an additional 3,420 sq.ft. of interior renovations were constructed for cd-adapco in an adjacent building for new administrative and training facilities, to accommodate cd-adapco’s expanding staff and frequent visitors. during the three projects, tritec performed additional work at cd-adapco’s headquarters to ensure handicap accessibility and complete code compliance.
brookhaven technology center in august of 1999, tritec affiliates acquired nine parcels of land totaling approximately 47 acres in a defunct industrial park, then known as the brookhaven r&d plaza. the park is located on the southeast corner of the long island expressway and the william floyd parkway in shirley, long island, new york. all nine parcels are zoned l1- light industrial and located in a compatible growth area and a designated empire zone. tritec developed and implemented a plan to revitalize and rebrand the park. the plan included renaming the park, the department of energy cleaning the environmental problems caused by brookhaven national laboratory (bnl), and landscaping the common areas. also, the town of brookhaven’s economic development corporation completed the road, electric, water, and gas service. tritec arranged for a new sewer district to be fully funded, $9,370,000 through the federal stimulus plan and the new york state environmental facilities corporation, creating the town of brookhaven sewer district #2. tritec has constructed two buildings and sold eight parcels, and the last piece of land is in contract.
briarcliffe college tritec was hired as a general contractor by briarcliffe college to renovate a 66,000 sq.ft. industrial building at the site of the former sweezy’s building in patchogue, long island, new york. tritec building company demolished the existing interior and constructed an educational facility for briarcliffe.
b’nai israel reform temple tritec building company was the general contractor for an interior renovation of the b’nai israel reform temple and community room in oakdale, long island, new york. the 4,500 sq.ft. temple was fit with all new finishes, including a specialty stone arc, pews, ceiling systems, lighting, and stained glass windows. the project schedule was maintained with sensitivity to the high holy days while also being completed on time and budget.
bellport primary care center tritec building company constructed a new primary care medical clinic for brookhaven memorial hospital medical center in bellport, long island, new york. the new facility is a department of health approved article 28 building that consists of 4,000 sq.ft. of medical space and a 4,000 sq.ft. basement area. the interiors feature specialty flooring, wall coverings, high-efficiency lighting, and millwork. work completed on this ground-up facility by tritec includes concrete, masonry, cultured stone, cementitious siding, roofing, windows, storefront, carpentry, finishes, and meps.   the new clinic was completed in approximately five months.
atlantic industrial technologies atlantic industrial technologies purchased the land for its corporate headquarters and manufacturing facility from tritec development group. tritec then provided complete turn-key services from pre-construction and permitting through construction and final sign-off to build the facility. atlantic technologie’s 15,000 sq.ft. building is in shirley, long island, new york, in tritec’s brookhaven technology center. the building has a standing seam roof with masonry and metal panel exterior walls. there are roof lite panels that allow natural light into the space reducing their artificial lighting needs. the construction includes an overhead bridge crane spanning one bay’s entire length for their hydraulic systems operations.
arooga’s grille house & sports bar
alternatives for children alternatives for children (afc), a non-profit educational institution, was relocated by tritec from port jefferson to an enlarged, modern facility in east setauket, long island, new york. tritec worked with afc for the second time, choosing a design-build project delivery method to meet their budget and schedule. the 36,626 sq.ft. facility contains 26 classrooms, 18 bathrooms, 3,000 sq.ft. physical therapy/gymnasium, computer room, an administration wing with a kitchen, and various other specialty rooms. the property also includes a 4,000 sq.ft. outside playground with special flooring and fence. all spaces were constructed to meet afc’s unique demands that catered to their large population of children with special needs.
allstate insurance company at 100 motor parkway allstate insurance at 100 motor parkway consists of 45,000 sq.ft. of class “a” office space located on the third and fourth floors of 100 motor parkway. the space houses allstate’s new york regional office, claims department, and training facilities for the region. the space has a security access system integrated with the staff’s primary building system and teleconference facilities. the fourth floor has a 400 person dividable conference facility. allstate has also utilized the concourse level for mailroom facilities and storage capability. the project was constructed with a stringent 12-week timeline and was completed on-time and within the owner’s budget despite space layout modifications during construction.
adelphi hauppauge campus tritec worked as the general contractor on the 14,500 sq.ft. hauppauge education and conference center located on long island, new york. this adelphi university facility was equipped with two state-of-the-art multimedia conference rooms and a computer seminar room. the center can serve as a space for local area corporations, non-profit organizations, and school districts to conduct seminars, conferences, meetings, and professional symposia. tritec completed the project on time and within the owner’s budget.
181 belle mead road 181 belle mead road in east setauket, long island, new york, was built by developed constructed and is currently managed by tritec asset management. the 25,000 sq.ft. building was sold as medical condominiums, and tritec retained ownership in two of the five medical office suites.

41 research way tritec worked from preconstruction to the completion of construction to build this 33,000 sq.ft. laser manufacturing facility for the quantronix corporation located in setauket, long island, new york. with the quantronix corporation’s success, an expansion of equal size to its original building was necessary. the phase ii structure included specialized lab space for the lasers’ calibration and a complete metal machining shop. executive offices were added to the second-floor addition. in 2013 tritec purchased the building from excel and leased it to another former client rockwell automation. the building was fully renovated and managed by tritec asset management.
45 gilpin avenue tritec rehabilitated 45 gilpin avenue, hauppauge, long island, a dilapidated 171,000 sq.ft. industrial building constructed in 1966. tritec’s transformed the building into an oasis in a sea of nondescript industrial buildings, with the help of their 120,000 sq.ft. anchor tenant. with defining blue steel panels on the exterior, the building features bold colors that reflect the energy of the music industry that samson serves. interiors included offices, conference space, and practice and sound rooms. the remaining space was divided and served as industrial space to multiple tenants. tritec financed, developed, constructed, owned, managed, and sold the project.
49 wireless boulevard tritec acquired 49 wireless boulevard, an 86,500 sq.ft. industrial building to repurpose the building as a class b+ office. the building’s renovation took advantage of the quality brick facade and enhanced the building’s attributes with new windows, champagne moldings, canopies, landscaping, and accent lighting. building amenities include a full-service cafe, conference center, vending, and mailrooms. wide, well-lit hallways and soothing colors make the building easy to navigate and tenant-friendly. the building has many features to make it more environmentally sustainable; there are extensive lawns, an outdoor eating area, bike racks, and showers for tenant use.
31 west main street 31 west main street is a mixed-use office and retail building in the middle of tritec’s new village project. new village is the heart of patchogue’s successful downtown revitalization. 31 west main street, originally built in 1897, was restored and renovated after tritec purchased the property. the original structure once stood with impressive architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings, many of these features have returned in the revitalization. hundred-year-old brick from the original building is on display in the interior of some of the tenant spaces. redevelopment of the facade reintroduced the original design of the building cornice and third floor after it was destroyed by fire in the 1960s. construction included replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms, and hallways. the building has become a jewel of main st and is at a prime location in the heart of the new village project.
24 research way tritec building company built 24 research way, a class “a” medical office building as acting construction manager. the project was located on 3.4 acres in the stony brook technology center in east setauket, long island, new york. this ground-up 20,400 sq.ft. single story project features direct suite entrances, beautiful landscaping, and water-view suites. the exterior is comprised mainly of a two-tone brick finish, tinted glass, accented with striking aluminum trim overhangs. the tenants in the building include hmca, a stand-up mri center, stony brook surgical associates’ plastic & cosmetic surgery center, new york spine & brain surgery, pc, and the department of urology at stony brook university hospital.
3 technology drive tritec building company worked as construction manager for 3 technology drive under a design-build contract. the project is part of the stony brook technology center in east setauket, long island, new york. the exterior of the building is an aluminum panel and thermopane glass. the building’s design was tailored for both medical offices and research and development.
