TRITEC Building Company · Construction Management

Your advocate from the first meeting to the final sign-off

TRITEC Building Company is a third-party construction manager for owners across Long Island, New York and the Washington, D.C. region. We join during design to lock in cost, schedule and quality before ground is broken, then hold the whole team to it.

An open-book process refined on Long Island since 1986.

What construction management is

The builder at the table before the design is done

In construction management, the owner involves the builder during the design phase rather than after drawings are complete. As your construction manager, TRITEC represents your interests from the outset by pricing the evolving design, evaluating constructability, establishing the schedule, and securing top regional subcontractors.

Once construction begins, we manage the budget, schedule, trades, quality, and safety. Design and budgeting advance together, allowing teams to evaluate design choices against cost and schedule in real time. This integrated approach improves change management by clarifying the impact of decisions on budget and timeline before final documents are issued. Issues are identified early, not during construction. The owner, architect, and builder collaborate as a unified team rather than as separate parties in a bid process.

Why owners choose CM

Fewer surprises, by design

01

Early cost certainty

We price the design at every milestone, so value decisions are made while the design is still flexible.

02

Real-time visibility

Open-book reporting and shared project software let owners see cost and schedule as they move.

03

Controlled risk

Preconstruction forecasting and contingency planning catch issues before they become change orders.

04

One aligned team

Owner, architect and builder aligned from day one, with a single point of contact at TRITEC.

05

Faster buyout

Trades are engaged during design, so bid and award move faster than a traditional bid on final documents.

Ways to engage us

The right contract for the owner

We structure each engagement around the owner’s goals, timeline and risk tolerance. Every option runs on the same methodology and the same open books.

Need a different route? The same team also delivers design-build and general contracting.

CM vs. GC vs. design-build

Construction manager or general contractor?

Both build the project. The difference is when the builder is hired, and whose side they are on during design.

The earlier the builder joins, the more of the budget can still be shaped. With TRITEC as construction manager, the GMP is set before the drawings are finished, early work packages can start while design wraps up, and owners can bring us in as early as Planning through our Project Prep services.

A bid can look cheaper on day one. Over the life of a complex project, an early, open-book construction manager usually costs less: fewer redesigns, fewer change orders and fewer delays.

Our CM process

One team, from first sketch to final sign-off

Four phases, each with defined deliverables, from the first budget to final sign-off.

01

Preconstruction

A defined scope, control budget and schedule. Constructability reviews and value engineering at 10, 30, 70 and 100 percent design, each priced against the budget.

02

Procurement

Every trade competitively bid with at least three qualified bidders. Bids leveled side by side, with the owner part of every award. Never price alone.

03

Construction

We represent the owner’s interests: on-time completion, budget control and contract conformance. Long-lead items released early, trades coordinated daily.

04

Closeout

A task is not done until it is done. As-builts, O&M manuals, warranties, systems training, a final cost report and the Certificate of Occupancy.

Optional early-stage support: Before preconstruction begins, TRITEC can also help owners with site feasibility, entitlements and approvals, and defining the project program.

Methodology and project controls

Open books. Real-time data. No surprises.

Our project controls system tracks budget, schedule, documents, and meetings and reports on every job. The owner sees the same data our team and the trades see.

Cost transparency

A control budget built on historical data and subcontractor benchmarking, updated at every design stage. Deviations go to the owner with a recommended fix, and monthly reports track open RFIs, proposed changes and executed change orders.

Schedule control

A baseline schedule built with the design team and trades and reviewed weekly with the architect and owner. Two-week look-aheads keep the trades focused, and long-lead items are tracked from day one.

Document control

Submittals, RFIs and change requests logged with “ball in court” accountability. Daily logs, meeting minutes and project photos live in one system.

What the owner receives

Frequently asked questions

What does a construction manager do?

A construction manager joins the project during design and works on the owner’s behalf through completion. TRITEC Building Company prices the design as it develops, reviews constructability, builds the schedule, competitively bids every trade, and then manages construction: budget, schedule, subcontractors, quality and safety.

What is the difference between a construction manager and a general contractor?

A general contractor is usually hired by bid after the drawings are complete, with a price fixed against those drawings. A construction manager is hired on qualifications during design, works for a set fee with open books, and shapes cost and constructability before the design is final.

What is CM at Risk?

In CM at Risk, the construction manager commits to a guaranteed maximum price (GMP) and holds the trade contracts. The owner gets early cost certainty and one accountable builder, and savings below the GMP can be shared with the owner.

Is construction management more expensive than a bid?

The CM fee is set up front and every trade is still competitively bid. Early pricing and value engineering reduce redesign, change orders and delays, so the final cost of a complex project is often lower than a bid that looked cheaper on day one.

When should I bring TRITEC in?

As early as possible, ideally before the design team is hired. Our Project Prep services cover site feasibility, entitlements, programming and A/E selection, when the biggest cost and schedule decisions are made.

Does TRITEC Building Company only build TRITEC developments?

No. TRITEC Building Company works for outside owners as a fully third-party construction manager, including healthcare systems, manufacturers, hotel owners, senior living operators, schools and public agencies.

Does TRITEC self-perform work?

No. We act as the owner’s advocate and competitively bid every trade to the region’s best subcontractors, so there is no conflict of interest in who gets the work.

Where does TRITEC work as a construction manager?

Our home base is Long Island, with work across Nassau and Suffolk, New York City, Westchester, Connecticut, Florida, and the Washington, D.C. region including Northern Virginia.
