In 1998, TRITEC Real Estate Company, Inc. acquired 19.6 acres of land at 100 Motor Parkway, Hauppauge, NY. TRITEC developed, constructed, and managed the 408,000 sq. ft. of space in two, six-story, class "A" office buildings. TRITEC sold 100 Motor Parkway in 2007, and 102 Motor Parkway in 2012 TRITEC's Asset Management division continued to manage the property until 2017.
This office complex sits at the Long Island Innovation Park entrance, formerly the Hauppauge Industrial Park. At over 17,000,000 square feet, this is the second-largest industrial park in the country. The buildings enjoy a prime location at the intersection of the Long Island Expressway, Long Island's main east/west highway, and the Sagtakos Parkway, a major north/south thoroughfare.
The twin buildings are six stories high and visible from the Long Island Expressway. The architect chose an aluminum-framed reflective glass and granite facade to create a jewel-like upscale image. The windows allow an abundance of natural light to filter into the three-story lofty open atrium and tenant spaces. The atrium connects the lower level to the lobby up to the second floor in each building.
"To define each facility's entryway, stone cubes of green granite with square glass punch windows interrupt the horizontal glass curtain wall," says Bill Gallo, project manager of Baldassano Architecture. Baldassano designed an extremely efficient structure with a tight core and rectangular shape that allows flexibility to create office space for a wide range of various sized companies. The use of high-end materials and finishes creates a refined setting symbolizing strength and permanence.
Upon completion of 102 Motor Parkway, the property received, at the time, the largest rebate checks in the Long Island Power Authorities history. The buildings were included Long Island Business News top 10 office addresses on Long Island.
