Nicio Evertz serves as a Commercial Property Manager at TRITEC Asset Management, overseeing the Stony Brook Technology Center portfolio of eight medical and professional office buildings totaling nearly 300,000 square feet. He is responsible for daily operations and long-term performance, ensuring each property aligns with ownership objectives and delivers exceptional tenant service.

Nicio manages all aspects of property operations, including capital planning, lease administration, maintenance coordination, financial reporting, vendor management, and tenant relations. He collaborates closely with occupants, service providers, and ownership groups to maintain strong communication, protect asset value, and foster environments where businesses thrive. His approach balances operational efficiency with a commitment to tenant satisfaction and portfolio performance.

Prior to joining TRITEC, Nicio managed facilities across multiple sites in three states. This experience in operations, vendor coordination, and facility upkeep provided a strong foundation for his transition to commercial property management. His background offers a unique perspective that integrates practical operations with strategic asset management.

Since joining TRITEC, Nicio has led initiatives to enhance reporting, operational transparency, and long-term property performance. Notably, he implemented a system requiring key service providers to submit quarterly maintenance reports, improving documentation, compliance, planning, and communication across the portfolio. His commitment to process improvement reflects his belief that incremental operational enhancements drive asset performance.

Nicio is recognized for his expertise in lease administration, capital project planning, financial analysis, investor reporting, and property management systems. Nicio holds a bachelor's degree in finance from DeVry University and a New York real estate salesperson's license. He is also certified as a Facility Professional Manager (ProFM) and a Certified Manager of Commercial Properties (BOMI), demonstrating his commitment to professional excellence and ongoing industry development.
