James L. Coughlan

Jim Coughlan co-founded TRITEC Real Estate Company with his brother, Bob, in 1986, building a culture focused on community, integrity, and long-term value. As Co-Chairman and CEO, Jim leads the company’s strategic direction and works with the executive team to drive TRITEC’s growth as a vertically integrated real estate platform. Together, the Coughlan brothers have transformed the regional real estate landscape, building an organization respected and recognized for anticipating market needs and delivering transformative projects that revitalize underutilized properties into vibrant, sustainable communities.

Under Jim’s leadership, TRITEC has delivered over 17 million square feet across diverse asset classes, including mixed-use developments, apartment communities, industrial parks, office buildings, hotels, medical facilities, R&D campuses, and industrial properties. Alongside Bob, Jim has helped transform the regional real estate landscape, establishing a company known for anticipating market needs and revitalizing underutilized properties into sustainable communities.

As Chairman and CEO, Jim oversees strategic planning, major initiatives, and relationships with capital partners, stakeholders, and the business community. His leadership shapes TRITEC’s long-term vision, ensuring disciplined growth, operational excellence, and community impact.

Jim has been involved in all aspects of the development process, including site selection, acquisition, design, municipal approvals, financing, joint ventures, construction, leasing, and disposition. His extensive experience has been instrumental to TRITEC’s success.

Jim is deeply engaged in the Long Island community and has held leadership roles in several organizations. He served as an Officer on the Board of the Long Island Builders Institute for five years, including two years as President and one as Chairman. He is an active board member of the Hauppauge Industrial Association and has served on the Board of the Community Development Corporation of Long Island for over 23 years, including 12 as Chairman. He also served on the Children’s Hospital Task Force at Stony Brook University Hospital, supporting the expansion of specialized pediatric care in Suffolk County.

Jim is a graduate of Brown University and studied at the New York University Schack Institute of Real Estate.
