Preconstruction Estimator

POSITION SUMMARY:

This position is to work with the Preconstruction Executive & Estimating Department in all aspects of estimating, Architectural engineering and subcontractor scope coordination, bid preparation including plan coordination and distribution, drawing reproduction (in house & outsourcing) subcontractor contact, receiving subcontractor quotes, writing subcontractors scope sheets, evaluation of subcontractor bid scope, vendor research / pricing and bid delivery.

ESSENTIAL SKILLS, ABILITIES, KNOWLEDGE AND EXPERIENCE:

  • Track and maintain bids in progress and subcontractors bid performance. Prepare earthwork, demolition, site improvement, and building material quantity take-off reports. Provide detailed quantity take-offs of specific trades and input information into company software. Provide detailed unit prices for quantities of work and review prices with Chief Estimator.
  • Spearhead the Preconstruction Department in the preparation of materials schedule for ongoing Preconstruction projects, review the bid packages utilizing the architectural, structural, MEP/FP and civil design information to develop the bid list and scope for the project.
  • Coordinate design team scope with Preconstruction Executive, including site civil and geotechnical engineers and all specialty consultants (ie…Thermal & Moisture, Sustainability, Acoustical and ADA). Utilize Civil 3D software to coordinate design parameters with civil engineers.
  • Computer skills (Earthwork, Civil 3D, On-Screen Take-off, Microsoft Excel and Word, Estimating software, Construction Management Procore Software, Planswift & AutoCAD)
  • Utilize earthwork software for earthwork quantity take-offs for estimating.
  • Utilize the “Procore” program.
  • Utilize On-Screen Takeoff and Autodesk Build software to quantity take-offs for estimating, bids, etc., produced by assistant estimators.
  • Generate Conceptual, Schematic Design and Design Development estimates and utilizing “Destini or Procore Estimating” program.
  • Distribute plans and specifications to subcontractors
  • Drawing reproduction both in house and outsourcing
  • Support Chief Estimator in updating database of historical data relative to material and labor costs for each trade.
  • Collect subcontractor quotes prior to due date designated.
  • Coordinate walk through with Estimators and subcontractors.
  • Vendor research and pricing of specialty bid items
  • Work closely with Estimators in all aspects of preparing bids
  • Prepare Bid forms – cover letters, bid breakdowns, etc.
  • Encourage subcontractor’s interest in bidding.
  • Organize PM / Purchasing Package with Estimator: Final Estimate to have complete book inclusive of Subcontract / Vendor quotes, Detailed Scope of Work (ready to award), Qualifications and detailed assumptions.
  • Coordinate scope of site civil design and engineering with Preconstruction Executive and engineers.
  • Set and attend Owner / Architect meetings as required by Preconstruction Executive.
  • Support Chief Estimator in obtaining proposals from Architects and Engineers for Design / Build projects.
  • Coordinate deliverables required to Client.
  • Responsible for generating AIA Contract Documents
  • Prepare the information regarding the design, structural specifications, estimated construction time.

EDUCATION/EXPERIENCE:

  • Must have BS degree in Architecture
  • Preferably have a degree in Construction Management
  • Minimum total of 8 years of in-office architectural experience
  • Minimum of 4 years construction estimating experience

  • Proven work experience as a team contributor
  • An ability to multitask and perform under tight deadlines
  • Strong verbal and written communication skills
  • Strong computer skills
  • Must be highly motivated and have the ability to handle multiple project/assignments concurrently and be very proactive and results oriented.
