31 West Main Street is a mixed-use office and retail building in the middle of TRITEC's New Village project. New Village is the heart of Patchogue's successful downtown revitalization. 31 West Main Street, originally built in 1897, was restored and renovated after TRITEC purchased the property.
The original structure once stood with impressive architectural features; high ceilings, keystones, cornices, crown molding and tin ceilings, many of these features have returned in the revitalization. Hundred-year-old brick from the original building is on display in the interior of some of the tenant spaces.
Redevelopment of the facade reintroduced the original design of the building cornice and third floor after it was destroyed by fire in the 1960s. Construction included replacement of all storefronts, a new main entrance and lobby core, upgraded elevator, bathrooms, and hallways. The building has become a jewel of Main St and is at a prime location in the heart of the New Village project.
