Job Description

The Sr. Property Manager will assist the Director of Property Management in all aspects of the day-to-day operations, implementation of plans, policies, procedures and programs that will ensure a well-managed commercial property portfolio in conjunction with the owner’s goals and objectives.  Responsible for the management of the Property Management staff as well as to oversee a significant portfolio or property and to serve as a point person on third-party relationships

Requirements:

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process
  • Monitor cash flow and cash requirements in conjunction with the Director of Property Management to ensure efficient use of cash
  • Assist Director of Property Management with all lease negotiation and administration duties
  • Accurately abstract all property leases in a timely manner
  • Accurately maintain tenant files and documentation.
  • Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
  • Assist in resolving tenant relations issues to ensure their satisfaction
  • Arrange and lead annual association meetings
  • Work with Property Accountant to support prompt collection of management fees, rent and reimbursements to overhead
  • Monitor collections and coordinate default proceedings
  • Approve all property related invoices (utilities, etc.)
  • Prepare monthly reports for clients as required
  • Maintain property and TAM insurance as required

EDUCATION AND EXPERIENCE

  • Bachelor’s Degree in Business Administration or related discipline preferred
  • 10+ years of real estate property management or related experience
  • CPM, RPA, or CSM designation
  • Possess active NYS Real Estate license
  • Strong knowledge of finance and building operations
  • Proven experience in management, evaluation, development, and motivation of direct reports
  • Ability to effectively manage a team of professionals, including both employees and vendors
  • Previous experience in analyzing and negotiating commercial lease and/or contract language
  • Advanced knowledge of Microsoft Office Suite
