This position serves as a Facilities Engineer, performing typical maintenance tasks in several fields, including, but not limited to: electrical, mechanical, plumbing, carpentry, building construction, HVAC and preventive maintenance. This position requires the following skills for a Landowners Association with multi-building partnerships: installations, repairs, and maintenance; is required to perform required preventive maintenance, and repairs on defective equipment or other items. In most cases, will be assigned daily work orders to address the upkeep of grounds, amenities, and building exteriors. All work coordinated must be completed in a timely and professional manner-ensuring conformance with established methods, policies, and procedures.

Requirements:
Main Responsibilities / Essential Functions:
- Must be able to perform but not limited to the following skills: carpentry, masonry, electrical, HVAC, plumbing, painting and minor repairs.
- Responsible to perform preventive maintenance of facility equipment and infrastructure.
- Remain in compliance with all OSHA, Federal and municipal regulations.
- Respond to all service-related issues.
- Control operations for the standardization and accepted practices of all subcontractors.
- Ensure contractors are conducting work in a safe manner.
- Respond and assist Landowners Association Management, and Tritec Asset Management as needed.
- Oversight of Landowners contractors, such as snow removal, parking, landscaping, porter, signage, and project specific for the Land Owners Association.
- Assist in supporting Landowners Association’s special event field coordination.
- Respond to [phone/paging service] as scheduled to respond to 24/7 after hours emergencies.
- Maintain records and work order information.
- Requisition and / or purchase supplies, materials, and tools.
- Inspect building (interior & exterior) in order to determine maintenance needs by visual observations, and other test devices.
- Study Blueprints: interpreting drawings, sketches, and operating manuals as needed.
- Review Land Development site plans.
- Maintain a variety of tools, equipment, and other maintenance supplies all in good working order and properly labeled.
- Ability to work alone while using considerable judgment while performing and planning one’s tasks.
- Can be required to perform other duties as requested, directed, or assigned.
Experience Required
- Minimum 5 years of related progressive experience within maintenance field.
- Must have a High School Diploma or equivalent (GED).
- Must have valid State Driver’s License – without infractions and must maintain a valid State Driver’s License without any limitations-infraction.
- Strong Mechanical aptitude and a working knowledge of electrical and most mechanical systems.
- Must be able to handle multiple projects and coordinate with vendors as needed.
- Must be able to work under pressure and in all emergency situations.
- Excellent communication, organizational, grammatical, and time-management skills.
- Customer Service experience a must.
- Highly dependable and self-starter
- Ability to prioritize, multitask, and meet deadlines.
- Ability to work in a fast-paced, team-oriented, environment.
- Demonstrate problem-solving, decision making, and analytical skills.
- Ability to learn new skills and systems.
- Commercial Real Estate experience preferred.
Computer/Skills
- Intermediate knowledge of Microsoft Office Suite (Outlook, Word, Excel, and Teams).
- Familiarity with workorder systems-platforms
- Experience with Yardi, Procore a plus
