Overview

Kincora has taken the best ideas from the Smart Growth and sustainable development principles, from around the country and brought them to this 424-acre development in Loudoun County, Virginia. The site is located just minutes from Dulles Airport in one of the ten fastest-growing counties in the United States. Kincora will hold a 6.7 million-square-foot mixed-use development in keeping with the Keynote Employment master plan for the area, which is intended to stimulate the development of high-quality employment settings and transform the Route 28 corridor to one of greater density, with a synergistic mix of uses, that is more pedestrian and transit-friendly, and is sustainable in design and function.

Kincora will also add significantly to the transportation infrastructure that is being developed for Loudoun County’s crossroads of commerce and knowledge. TRITEC and our partner have put $180 million in infrastructure onto the property. Kincora has had a significant impact on regional transportation, adding two bridges, growing the number of crossings for the Broad Run River to five. These crossroads boast thousands of acres of education and research campuses along Route 7, while Loudoun County's business district has been established along the Route 28 corridor.

Located in Northern Virginia, Kincora will be an amenity-rich community of unsurpassed architectural quality. TRITEC is partnered with Norton Scott LLC to develop:

  • 570 hotel rooms

Cultural and civic amenities include the Kincora Fire Safety Center, Temple Baptist Church, Wawa, and still in development, the Northern Virginia Children's Science Center, and the National Museum of Intelligence and Special Operation. Cyrus One has constructed a 1.3 million square foot data center at Kincora. Lennar has developed 200 townhomes, TRITEC has developed 333 luxury apartments called The Jameson, and 96 affordable units called the Heronview.

Integrating nature into the built environment has always been a core focus of the Kincora development. The 424-acre site has 180 acres of natural area with scenic nature trails throughout. The trails border the Broad Run River, a tributary of the Potomac. More than 70,000 trees have been planted in the wetlands at  Kincora. The development will remain home to approximately 55 heron nests, making it one of the largest, great blue heron rookeries on the east coast.
