Overview

In the 1990s, TRITEC Development Group began purchasing undeveloped land at intersections along the Long Island Expressway (LIE). The LIE is the most heavily traveled road on Long Island connecting eastern Long Island with Manhattan and hosts hundreds of thousands of cars aday. As part of the program, TRITEC purchased 20 acres at the Northwest corner of exit 63, where the LIE meets North Ocean Avenue. TRITEC' Development Group developed Exit 63 as a planned mixed-use commercial development in Holtsville, Long Island, New York. The infrastructure was developed concurrently with each corresponding parcel of the site. The 70,000 gallons per day sewage treatment plant constructed on-site allowed for the development of multiple facilities.          

The first building to be completed was the Kindercare Learning Center part of a national chain of childcare facilities. TRITEC completed a design-build for a 120-room extended care facility, Island Nursing and Rehab Center, for the Mather-St. Charles Hospital Health Alliance. Later a 168-room six-story Hampton Inn was constructed for a Long Island-based hospitality company. The last remaining 6-acre parcel was sold to the Bristol to build a 145 bed assisted living complex.
