Project Size:408,000 sq. ft.
Location:100 Motor Parkway Hauppauge NY, 11788
Architect:Baldassano Architecture

Location

This office development sits at the entrance to the Hauppauge Industrial Park. At over 17,000,000 sq. ft. This is the second largest industrial park in the country. The buildings are located at the intersection of the Long Island Expressway, Long Island’s main east/west highway, and the Sagtakos Parkway, a major north/south thoroughfare.

Design and Features

Set six stories above ground level with articulated roof screens, the twin buildings are clearly visible from the Long Island Expressway. The architect chose aluminum framed reflective glass and granite facade for a jewel like upscale image while allowing an abundance of natural light to filter into the three story lofty open atrium. The atrium connects the lower level to the lobby up to the second floor in each building.

“To define the entryway of each facility, stone cubes of green granite with square glass punch windows interrupt the horizontal glass curtain wall,” says Bill Gallo, project manager, Baldassano Architecture. Baldassano designed a functional state-of the art office building. An extremely efficient structure with a tight core and rectangular shape, allows flexibility to create office space for a wide range of various size companies. The use of high-end materials and finishes create a refined setting symbolizing strength and permanence.

Upon completion of 102 Motor Parkway the energy efficient design allowed the 100 MP Property Company, LLC, to receive, at the time, the largest rebate checks in LIPA history. The buildingswere included Long Island Business News top 10 office addresses on Long Island.

TRITEC sold both buildings and continued to manage 100 Motor Parkway until 2017.
